Paddock1 Brings Luxury Garage Condos to Tampa Bay

TAMPA, FL – Paddock1, a state-of-the-art, premium garage condo community
just minutes from downtown Tampa, had its official groundbreaking this past Wednesday.

The project is set to be the first of its kind to be complete in the Tampa Bay area and is part of a growing trend of upscale automotive-focused garage condos to meet demand for high-end car storage in southwest Florida and the nation.

“Lack of space is really a source of frustration for car collectors and enthusiasts,” said Sean Murphy, CEO of Paddock1. “We wanted a concept that not only provided a practical storage solution, but one that also provided a social outlet for our community of owners here in Tampa Bay. We’re excited to begin our countdown to opening day, and look forward to future expansion in both the Orlando and Atlanta markets.”

Upon completion, Paddock1 will offer 61 customizable, individually-owned, luxury garage condos ranging from 1,000-1,400 sf. Units begin at $255,000. Each climate-controlled unit is pre-engineered for a second-floor loft area, which most buyers to date are taking advantage of, as well as car lifts to accommodate multiple vehicles. Each unit also comes with a finished bathroom, an amenity many projects of this nature do not offer.

Gated access, 24/7 security and video surveillance, and hurricane-resistant, steel construction are just some of the benefits to offer buyers peace of mind for protecting some of their most prized possessions.

The community also has no shortage of exclusive community amenities to help owners enjoy their investment as well. A 3,000-square-foot clubhouse features temperature-controlled private wine and cigar lockers, an owner’s lounge and bar area, private conference room, specialty showroom, and indoor and outdoor event spaces with a covered patio. A variety of monthly owner’s events and specials are also planned.

Located at the corner of Adamo Drive and 34th Street, the project is nearly 50% sold out. Nest & Nook, a new construction development division powered by Berkshire Hathaway HomeServices (BHHS) Florida Properties Group, is handling sales. A grand opening is scheduled for summer 2022.

Tampa locals become first to bring “Garage Condo” community to Tampa Bay

Tampa is poised to get its first car condominiums next year.

Paddock1 has begun construction on a “luxury garage condo community” in Tampa at Adamo Drive and 34th Street, the company announced.

So what is a car condo, anyway? Paddock1 is a garage that offers high-end storage space for cars and other motor vehicles, project founder and Tampa native Sean Murphy told the Tampa Bay Times. Users will own the real estate rather than paying rent. It’s similar to a condominium because there’s a shared community space and an association, Murphy said.

Paddock1, a reference to both where race cars are stored and Formula 1 international racing, will have 61 units ranging from 1,000 to 1,400 square feet. The largest condo is set to fit nine cars comfortably and lifts could double that number. Units range in price from $255,000 to $345,000 and owners would pay fees between $85 to $125 each a month.

While Murphy said the garage condo is being marketed to car collectors, he also spoke with people interested in using the storage space for boats, RVs, a music studio or as a controlled environment for an art collection.

Multiple garage condos have popped up around Florida in the last few years. The Wheelhouse and the Fortress opened in Jacksonville, and the latter is expanding into St. Augustine. Naples Motors Condo is building also second location.

Murphy said he and his partner Jordan Farrales wanted to bring the idea to the Tampa Bay area.

Sales on luxury goods, from high-end cars to boats and jet skis, performed well over the last year despite the pandemic. Lamborghini, for example, had the best six months of sales ever during the first half of 2021, the company reported in July. Boat and RV sales boomed last year in Tampa Bay, and companies struggled to keep up with demand.

”There’s been a huge demand for all these vehicles, and people come to realize you may have an HOA that doesn’t allow you to store it outside or you want to keep it nice,” Murphy said. “Looking for storage opportunities, there’s just not that much readily available.”

While some people would spread out their collections across different storage areas, Murphy said Paddock1 would be a single destination close to downtown Tampa.

Nearly half of the units have been sold ahead of construction, Murphy said. Units come with a bathroom, hurricane protection for up to 150 mph winds, insulated steel doors and are equipped for internet.

Condo owners can meet in the 3,000-square-foot clubhouse with a lounge and bar, temperature-controlled wine and cigar lockers, conference room, a specialty car showroom and event space.

CenterOne Surgery Center sells for $25.7 million

Ohio-based Welltower bought the Deerwood Park medical building as part of the CNL Healthcare Properties portfolio.

Welltower Inc. and CNL Healthcare Properties announced May 15 that Welltower completed the purchase of a Class A health care facilities portfolio for $1.25 billion.


That included the CenterOne Surgery Center medical office building at 10475 Centurion Way N. in Deerwood Park for $25.7 million. The three-story, almost 100,000-square-foot building was developed in 2006.


It was assessed for tax purposes at almost $17.6 million.


“The sale of our 55 building, Class A medical office portfolio to Welltower represents a strong, early value realization step for CNL Healthcare Properties and our approximately 45,755 stockholders,” said Stephen Mauldin, president and CEO of CNL Healthcare Properties, in the release.

Welltower is based in Toledo, Ohio. CNL and Welltower are real estate investment trusts.
